Thermal Imaging Inspections

A standard inspection tells you what a trained eye can see. Thermal imaging shows you what's behind the surface — temperature differences that reveal water, air and electrical problems a visual inspection physically cannot reach. It's included in both our Pro and Elite packages.

What infrared finds

  • Hidden moisture — active leaks behind walls and ceilings, and wet insulation that hasn't shown a stain yet
  • Missing or settled insulation — the reason one room is always cold and your bill is always high
  • Overheating electrical components — hot breakers, loose connections and overloaded circuits, a genuine fire-risk finding
  • Air leaks — failing seals around windows, doors and rim joists
  • Radiant heat and duct issues — where conditioned air is actually going

Why it's worth the upgrade

A single hidden leak found before closing typically costs more to repair than the entire inspection. Thermal imaging is the cheapest insurance in the package — that's why the Pro tier exists.
